City of Blue Springs Team Lead - Custodians in Blue Springs, Missouri

JOB SUMMARY STATEMENT: Lead the custodial staff at all City Building locations. Establish and maintain a positive, cohesive, teamwork mentality and work environment. Ensure facilities are clean and well-maintained across the City of Blue Springs.

DUTIES AND RESPONSIBILITIES:

  1. Work to develop cohesive team throughout the janitorial staff. Build a staff that is cross-trained and operational at all buildings – fully trained to work across facility locations where they are most needed. Plan, schedule, and supervise the activities of all assigned personnel.

  2. This position is designed to fill gaps in our municipal buildings when needed. If janitorial staff is off work for multiple days, this position is expected to fill that vacancy and ensure the building stays in a clean presentable manner until the janitorial staff returns to work.

  3. Provide day-to-day coaching and provide employee feedback and performance evaluations. Train and teach employees on cleaning techniques to create a cohesion throughout the team.

  4. Work closely with contractors, suppliers, city officials, building staff, and janitorial staff regarding divisional operations and responsibilities.

  5. Lead purchasing, inventory and tracking usage of custodial related products throughout the building system.

  6. Responds to emergency call-out requests as needed.

  7. Maintain and review reports and records for janitorial positions.

  8. Maintain interior of facility according to schedule, including but not limited to vacuuming, sweeping & mopping floors, dusting, washing windows & mirrors, stocking bathrooms, polishing furniture, cleaning common areas, maintaining trash & recycle containers.

  9. Clean tables, and counter tops; empty, clean and sanitize waste receptacles; dispose of recyclable and bio-hazardous materials appropriately.

  10. Clean and disinfect drinking fountains, restrooms, and locker rooms. Replenish and maintain restroom supplies including tissues, towels, and soap dispensers.

  11. Ensure all applicable health and safety requirements are observed, including being familiar with Material Safety Data Sheets from the provider

  12. Follow procedures for the use of chemical cleaners and power equipment to ensure safety protocols are followed and to prevent damage to floors and fixtures.

  13. Assist in facility set up and take down for programs and events including chairs & table placement, audio and visual equipment and special arrangements etc.

  14. Remove snow from sidewalks using shovels and spread snow melting chemicals.

  15. Operate and maintain a variety of mechanical tools and equipment such as floor scrubbers, hand tools etc.

  16. Performs maintenance and general repair work to assigned city facility and/or grounds such as minor repairs to furniture, walls, sinks, toilets and equipment including surface preparation and painting. Perform a variety of semi-skilled repairs.

  17. Notify managers concerning the need for repairs or additions to building operations systems beyond minor required repairs.

  18. Secure and close building following established protocols.

  19. Requisition/purchase supplies and equipment as needed for cleaning, repairs, and maintenance duties.

  20. Maintain a positive appearance and interaction with office city staff and the public.

  21. Perform other duties as assigned.

The above duties and responsibilities include those tasks, physical and mental requirements, visual requirements, unique physical surroundings, and mental/cognitive abilities required to perform the essential elements of the position.

GENERAL QUALIFICATIONS:

  1. Education and Special License(s)/Certifications – Acceptable combination of education and work experience. High school diploma or equivalent preferred. Valid state commercial driver's license Class E or ability to obtain.

  2. Experience – At least 1 year of experience in general custodial experience preferred. Team leadership experience is preferred.

  3. Skills – Perform various cleaning and maintenance activities daily. Work independently in the absence of direct supervision. Ability to provide supervision and all duties that come along with supervision of employees including but not limited to disciplinary action, employee reviews, provide constructive criticism, adjust and change as needed in management skills.

  4. Competencies – Ability to make sound decisions and use good judgement. Communicate effectively with patrons. Ability to follow oral and written instructions. Ability to accept constructive criticism, provide written and oral disciplinary actions, and manage multiple personalities. Must possess the ability to coach and motivate team members in a positive work environment.

  5. Physical Requirements- Must be able to stand for prolonged periods; must be able to walk frequently; must be able to use hands and fingers to operate, handle, and use controls, equipment, and tools; must be able to reach with hands and arms; vision must be sufficient to see close up, and must have the ability to adjust focus; and must have the ability to regularly lift 15 – 20 pounds and occasionally lift up to 50 pounds and transport it. Must be able to climb ladders of various length, must be able to work outdoors in all types of weather.

  6. Supervisory Responsibility – Provides direct supervision of assigned full-time and part-time janitorial staff throughout the city buildings.
